How much does a lighthouse cost to buy?

A lighthouse costs from $0 to about $1 million to acquire, depending on the route. Free transfers cost nothing but go only to public bodies and nonprofits. Federal auctions have closed between $10,000 and $933,888. Private listings in this directory asked $179,900 to $995,000.

The price paid is often the smallest number. A neglected caisson can sell for $31,000 and cost years of work, and a finished one can list for $995,000. The rest of this page separates the purchase price from what comes after it.

What did federal auctions sell for?

GSA auctions closed as low as $10,000 and as high as $933,888 since 2000. In our records the range is $23,250 to $860,000. Opening bids say little about the result: the top bid ran 3.6 to 38 times the opening bid across the six auctions we could compare.

Two bidders on Ram Island Ledge in 2010 ended up flipping a coin to decide who would drop out. The winner paid $190,000 against a $10,000 minimum. See the sold lighthouses table for each sale and its source.

What do private lighthouses ask?

Private sellers asked $179,900 to $995,000 in this directory. Gravelly Shoal and Skillagalee list together at $179,900. Smith Point lists at $450,000 cash. Middle Ground listed at $995,000 in June 2026. Bristol Ferry, a land lighthouse and house, listed at $750,000 in 2022 and sold for $805,000.

Condition and access separate the listings. The two towers in Michigan have no house and need a boat. Middle Ground was listed furnished, with solar power and a service vessel.

What does restoration cost?

Nobody publishes a cost ledger for lighthouse ownership, so the record is thin. What exists points the same way: restoration takes years and often a lot of unpaid labor. The table gathers every documented figure we have, with a source.

Documented restoration figures for four lighthouses, with sources
Lighthouse What was spent or reported Source
Middle Ground (VA) Bought for $31,000 in 2005. Three to four years of restoration, mostly volunteer labor Northern Virginia Magazine
Smith Point (VA) Bought for $170,000 in 2005. Restored 2006 to 2009. Listed at $450,000 in 2024 Wikipedia, listing
Penfield Reef (CT) A nonprofit’s proposal estimated $352,000 over 16 months for restoration and repairs Wikipedia
Cleveland West Pierhead (OH) Tower and fog house described as gutted, with rusting metal and rotting wood News 5 Cleveland

Owners who bought at auction, restored and resold show the swing. Smith Point’s asking price is 2.6 times what the owner paid at auction. Lighthouse restoration and preservation covers the standards and funding behind these costs. If you can supply real figures from a project you know, tell us and we will add them with credit.

What are the running costs of a lighthouse?

Running costs include insurance, property tax, power, water, boat access, paint and repairs. We can document only a few. Insurance for the Ashtabula Harbor Light in Ohio was reported at about $5,000 a year. Middle Ground was exempt from real estate taxes at listing. The rest need quotes.

Can you finance a lighthouse?

You usually cannot finance a lighthouse. Smith Point’s listing requires a cash sale, and none of the other private listings in this directory mention financing. Ask a lender about the structure and the ground lease before you count on a mortgage.

Cash is the norm in the listings we track. If you need a lender, get an answer on the specific lighthouse before you bid.
