A lighthouse home is a lighthouse with living space you can use as a residence: bedrooms, a kitchen, a bath and a way to power and water them. It can be a keeper’s house beside a tower, like Warwick Neck, or living quarters inside the tower, like Smith Point and Middle Ground.
Hooper Island and the two Michigan towers are structures only, with no dwelling. This page covers the few that come with a home. Types of lighthouses explains the structure types.
Four in this directory have living space. Smith Point has four bedrooms in about 1,500 square feet. Warwick Neck has a four-bedroom keeper’s house on 1.3 acres. Bristol Ferry, sold in 2022, is a tower with an attached house. Middle Ground, sold in 2026, was furnished and had a kitchen, sleeping quarters and a port room.
The table compares what each offers and what it asked.
| Lighthouse | Living space | Access | Asking or sale price |
|---|---|---|---|
| Smith Point (VA) | About 1,500 sq ft, 4 bedrooms, 1 bath | Boat | $450,000 asking, cash only ($300 per sq ft) |
| Warwick Neck (RI) | 1,626 sq ft keeper’s house, 4 bedrooms, 1.5 baths, garage | Road | Auction pending, opening bid not set |
| Bristol Ferry (RI) | Tower with attached brick keeper’s house | Road | $805,000 sold in 2022 |
| Middle Ground (VA) | About 1,251 sq ft plus 1,100 sq ft of deck | Boat | $995,000 listed in 2026, sold in September |
Offshore lighthouse homes run on what they carry. Smith Point uses a portable generator, a 250-gallon plumbing system and a 550-gallon water tank. Middle Ground had solar panels, batteries, a diesel generator, a rainwater cistern and a marine sanitation system. Warwick Neck and Bristol Ferry are on land.
Power, water and sewage decide how comfortable a lighthouse home is. Ask how long a tank of water lasts and how long the generator runs on a tank of fuel. The living in a lighthouse guide walks through the logistics.
Price per square foot varies widely. Smith Point asks about $300 per square foot. Middle Ground’s MLS record showed $719 to $795 per square foot. Warwick Neck’s assessed value was just over $1.5 million, mostly land.
The trade is a boat for every trip, a small footprint and a permanent maintenance schedule against a property no one else can offer. Check the buyer’s checklist before you fall for the view, and if you are not ready to buy, stay in a lighthouse first.
